Built in 1984, 1110 Vermont Avenue was a utilitarian office block with a pre-cast concrete facade. Anticipating the revitalization of the neighborhood, the owner hired STUDIOS to help reposition the building. The design solution significantly increases the building’s value through a program of façade alterations, new lighting, street-level retail improvements, and a high-tech, interactive public art display. This was all accomplished within a limited budget.

A partial, strategic façade replacement was implemented. The previous central entrance was moved off-center and replaced with a grand lobby, highly visible from the sidewalk. New paving, landscaping, trees, and dramatic outdoor lighting come together to create a new urban landscape and entry sequence.

STUDIOS secured approval from neighborhood political interests and permitting agencies, and collaborated closely with architect/artist Meejin Yoon on the development of this art display. The new dynamic sidewalk presence has helped secure high-end restaurant tenants and 1110 Vermont Avenue has earned a signature identity.
