RFR Realty LLC engaged STUDIOS to provide full design services for the renovation and repositioning of 285 Madison Avenue, a 28-story, 400,000-square-foot pre-war commercial office building located on the Northeast corner of Madison Avenue and 40th Street in midtown Manhattan.

Constructed in the early 1920’s and located near both Grand Central Station and Bryant Park, the historically-noted property occupies a unique position within the emerging Bryant Park business district. The property, previously occupied as the headquarters for advertising giant Young & Rubicam for nearly 87 years, was vacated in the Spring of 2013 and underwent an extensive modernization on an accelerated construction schedule.

Our scope of work included re-centering an expanded entry lobby within the existing limestone base, providing new retail storefronts and reorganizing the second floor windows to align with the new storefront system below. All interventions were undertaken with careful consideration in an effort to respectfully maintain the existing façade ornamentation which gives the property its unique character. New elevator cabs and entrances where also carefully designed to complement the new lobby finishes. In addition, upgraded base building program includes numerous tenant amenities including a gym, bike storage, shower facilities, a private tenant lounge and a landscaped outdoor roof terrace.
