STUDIOS was approached by Spear Street Capital in 2016 to transform the lobby of 70 Hudson Street which resides on the New Jersey side of the Hudson River waterfront. Developed in 2001, 70 Hudson is comprised of approximately 400,000 square feet of office space and 25,000 square feet of retail on the ground floor. In 2016, the building was faced with a complete turnover of the office and retail spaces, creating an opportunity to reinvigorate the lobby with a fresh design.

STUDIOS explored the ground floor to masterplan where new program elements would best complement the existing space. The yielding design was a lobby which provides a place to rest, socialize, refresh, while still functioning as an office lobby. The space is defined by the intervention of the custom metal feature wall, unifying the space while also creating a focal point with its sheer volume. The southern end of the lobby functions as a multi-purpose area, capable of hosting art exhibits, pop-ups, and other cultural events which can enrich the space. The northern end of lobby acts as the main circulation area for entering and exiting the building, focusing towards the PATH station of Exchange Place, welcoming tenants into an airy double-height space flooded with natural light. The areas closest to the waterfront comprise zones, lounge, and work space, defined by the use of rich materials and bold furnishings.

The materials used in this renovation sought to create an atmosphere of hospitality, warmth, and openness, and the metal feature all is an embodiment of this notion. From early stages in the design process STUDIOS began collaborating with fabricators, exploring the most innovative fabrication and finishing techniques for the wood and metal, finding optimal design and detail solutions.

The impact of STUDIOS’ design on the lobby of 70 Hudson has transformed the space into a lobby fitting of its waterfront view of the New York Skyline, making it a premier address sought after by new tenants.
