STUDIOS designed the major gut and renovation of an existing 63,000 sf one-story former pharmaceutical manufacturing facility for use as office and amenity space for one of this confidential client’s engineering groups. The renovated building includes flexible, mostly open plan office space along with meeting rooms, break areas, a full-service 4,000 sf kitchen and 6,000 sf dining area, as well as a 5,300 sf data center/lab. The project also includes a 3,250 sf 2nd story mezzanine, which houses a multipurpose room.
Site improvements include a new outdoor dining area and new drought resistant plantings.
The project is targeting LEED Gold. Sustainable design features include the replacement of windows with energy efficient glass, the incorporation of sunshades and clerestory windows, and the installation of a displacement ventilation system. Indoor air quality was also a major focus for the design, as well as incorporating materials that do not contain Red List chemicals. The client also plans to implement an energy monitoring system that tracks electrical and plug loads.
