STUDIOS completed conceptual design to convert a historic union meeting hall into one of the tallest mixed-use residential high-rises in San Francisco. Located on Rincon Hill in the South of Market area, directly next to the downtown Financial District, the Sailors’ Union project includes condominiums, retail, offices, parking and a Sailors’ Union Museum, all contained within a 38-story structure.

The existing building forms the base of the new structure. Floor to ceiling glazing gives the new tower a light appearance that does not detract from the solid formal mass of the historic building beneath it. Residential floor plans are flexible and allow for differing unit sizes to accommodate a variety of tenants.

As part of an initiative to create new urban open spaces within this emerging neighborhood, the design incorporates a shared rooftop garden on the seventh floor and a “pocket park” on an adjacent site.
