Archstone, (formerly Archstone-Smith), approached STUDIOS with the vision of creating a 980 unit luxury rental property that contained an unusually large amount of dedicated public amenity space, intended to differentiate their product in an increasingly competitive rental market of Washington, DC. New amenities such as a pet spa, screening room, music rehearsal studios, café, lounge and even an open kitchen for cooking classes and parties, all help to define this property as ‘beyond the ordinary’. STUDIOS’ vision purposefully blurs the line between interior and exterior space, with a highly coordinated design between the landscaped courtyard and the ground floor amenities. Interior reflecting pools, stone flooring and integrated bench seating enhance this concept. This project was also approached from the viewpoint of the sales process. Knowing that 50% of the units would turn over each year, the planning and design of the spaces was focused on the sales process. STUDIOS deliberately choreographed every step in the sales process, to guide every potential tenant through the spaces and entice them to choose this property.
