This new speculative office park consists of nine four-story buildings surrounding a low-scale conference center and dining “village”with a reflecting pond. STUDIOS and Bouygues Immobilier, one of Europe’s largest developers, created the master plan and architecture design for the complex, which is intended for multiple tenants within the same or related market sectors.
The concept provides a strong framework for future development. For the first phase, STUDIOS designed a mix of large and small buildings arranged around a central plaza. Volumes of larger buildings are broken into smaller masses for visual variety and to allow tenants to establish their own identity within the complex.
The project is designed to meet France’s High Environmental Quality (HQE) standards. Perimeter windows provide natural daylight to the innermost office areas, and sunscreens, glazing and overhangs contribute to the energy efficiency. The pond feature is a significant element of the storm water system. Landscaping was carefully designed to complement the aura created by the building’s proximity to the Versailles palace.
