Located at 220 11th Avenue, the Hudson Arts Building spans a full block between West 25th Street and West 26th Street in the heart of Chelsea. The Moinian Group embarked on the development of their new project primarily focused on bringing a sustainable, energy efficient, and a highly flexible commercial office to market that could fully support modern workstyles.

At ten stories tall, the geometry of the building takes its cues from the rich history of the iconic neighborhood, mimicking the horizontal proportions of the surrounding buildings, while the use of refined materials and surfaces bring a new age of sophistication to the locality.

Leveraging its full avenue frontage, the glass-clad office building serves as an epicenter in the gallery district. The location on 11th Avenue gives great visibility opportunities for the 8,500 square foot double-height ground floor retail perfectly suited for a world renowned gallery. A canopy extends from the richly appointed lobby to the 25th Street retail entrance, where the inside is adorned with deeply veined, matte marble finishes and contemporary artwork from the client’s family collection.

The building offers large, virtually column-free floorplates with slab-to-slab heights ranging from above 14 feet to over 17 feet. Various floors feature private outdoor spaces, with two signature cut-out terraces that anchor the building, creating a compelling focal point and providing access to open air. A spectacularly landscaped, full-block 12,470 sf rooftop terrace serves as a common building amenity, boasting sweeping views of New York City and the Hudson River.

Situated in West Chelsea at the intersection of the Meatpacking District, Highline, and Hudson Yards, the building offers convenient access to several transit options. However, its location also presented unique obstacles that both challenged the design and flexibility of the site. Directly below, the Metropolitan Transportation Authority’s (MTA) construction of a ventilation system for the 7 Subway Extension prohibited any core or structural support for the building on the northern end of the lot. A very limited zoning envelope also tasked the team with finding clever solutions for ways to carve the building in a manner that gives outdoor access to all of the building tenants.

220 11th Avenue is the new paradigm of boutique office building design; making a powerful statement in the amenity-rich neighborhood of West Chelsea while fitting in seamlessly among its neighbors. Connected to outdoor amenity spaces and elegantly designed, the Hudson Arts Building is the new hallmark of the modern age workplace.
