The development is conceived as two separate buildings linked by a translucent connector that serves as a central main lobby. The design respects the existing scale and character of the neighborhood, with the buildings stepping back in a series of tiers to reveal roof decks and terraces.

In addition to office, light industrial, and retail spaces, the project contributes significant community benefits, including over 100 affordable housing units, childcare facilities, a recreation center, and plenty of open space for gathering and relaxing. A mid-block passage with an art walk will link two neighboring parks and provide an inviting pedestrian walkway. 

STUDIOS is the Executive Architect for the project, working in collaboration with Designer IwamotoScott. The project is being co-developed by Alexandria Real Estate Equities and TMG Partners.
