STUDIOS worked with Delancey Street Associates to develop the design of Sites 3 and 4 of The Market Line, a 84,000 square foot retail experience spanning three city blocks in New York’s Lower East Side within the Essex Crossing Master Plan. This one-of-a-kind market will feature over one hundred local art, music, food, and fashion vendors unique to the diverse and eclectic spirit of its neighborhood.
Three separate sites will house the Market Line experience, connected by below-grade passageways, allowing visitors to easily navigate from one building to another. Each site has a distinct differentiator: Grocery, Gallery, and Eatery.
- Site 2 serves as a new home for the historic Essex Street Market, which was relocated one block south from its previous home.
- Site 3 has a music, fashion, and art focus, aiming to cater to small, independent businesses, galleries, and artists.
- Site 4 is the food hall offering a diverse variety of global cuisine. This site is particularly unique as the goal is to also use it as an event space for gatherings such as block parties.
A three story atrium carves through all three sites and brings sunlight and visibility through the space. With 60-foot ceilings and a sunlit lush indoor landscape, STUDIOS has designed a beautiful space that is visible to pedestrians from street level and naturally draws the public in, encouraging exploration from top to bottom by giving a glimpse into the livelihood and activity of the market below.
The Market Line’s human-centric design incorporates multiple types of use and access to support the on-going evolution of the retail industry. The space is dedicated to fostering the discovery that the neighborhood has cultivated over the last several decades through view corridors, vignettes, sneak peeks, and tucked away spaces. The project seeks to be a reflection of the diversity of people who call the Lower East Side home while amplifying the heritage and culture, with constant room for growth and change over time.
