STUDIOS and The Bromley Companies complete 122 Fifth Avenue

STUDIOS’ redesign strategy stretched 122 Fifth both horizontally and vertically, empowering Bromley to elevate the building’s offering by introducing over 43,000-square-feet of space to its stack. An inventive approach capitalized on an adjacent parking lot to enclose the former T-shaped footprint with a reinforced concrete annex, relocating the building’s core to the new addition. The re-site enabled more efficient and expansive floorplates with access to natural light on all sides, while allowing for the modernization of key MEP systems and egress routes for greater tenant reliability. Further, the expanded footprint created the space needed for generous rooftop amenities, including the pavilion and terrace. 

Deliberate in its translation from old to new, STUDIOS carried a subtle reinterpretation of 122 Fifth’s materiality and elegant detailing into the addition. The continuity of palette is reflected both inside and out, establishing a cohesion that both respects and celebrates 122 Fifth’s landmark designation. STUDIOS also undertook a complicated and meticulous restoration of the original structure’s defining architectural characteristics––including the arched windows and new masonry on its metal cornices and façade––to ensure both pieces came together seamlessly at the conclusion of the project.
