The challenge of this project was to reposition a complex of four Haussmann-era buildings to anticipate future needs and make it relevant long-term, while reconciling the requirements of its landlord, SFL, with the needs of its teCarried out in two phases, the transformation of this heritage complex—comprising four Haussmannian buildings constructed between 1868 and 1900—aimed to enhance the existing volumes while streamlining the spaces and optimizing circulation, in order to create a transparent, fluid ensemble suited to new office uses.
The first phase of restructuring, completed in 2021, repositioned the asset to project it sustainably into the future, reconciling the expectations of the landlord SFL with the needs of the tenant WeWork.
STUDIOS first redesigned the façade, introducing double-height openings to create a more contemporary expression while enhancing visibility and transparency at the base. The entrance lobby was reworked as a bright, open space in continuity with the surrounding neighborhood.
Heritage elements were restored, inner courtyards were enhanced, and circulation was optimized to improve the flow across floor plates. Finally, the specific requirements of co-working spaces were integrated by significantly increasing capacity through the creation of five additional stair cores.
À la suite du départ de WeWork, une seconde intervention a permis de requalifier l’immeuble vers des standards plus premium, en cohérence avec son identité architecturale. Les espaces communs ont été entièrement repensés pour offrir une expérience qualitative intégrant de nouveaux services : café club, auditorium, salles de réunion, foyer multi-usages, fitness et bike-park.
Le projet intérieur affirme une identité entre héritage et modernité, combinant élégance minimaliste et matériaux nobles qui intègre les codes de l'hôtellerie. Bois, velours, stuc et luminaires raffinés composent une atmosphère chaleureuse et contemporaine, à la fois sobre et sophistiquée.
The transformation of a Haussmannian heritage complex into a contemporary, open, and adaptable office ensemble, designed to support new ways of working.
The lobby was opened up and reconfigured to create a generous space and establish a more natural connection to the double-height glazed atrium. A new “café club” is introduced at the interface between the inner courtyard and the heart of the building, offering a more intimate place for work and social interaction.
In the basement, the auditorium was entirely redesigned to combine performance and comfort within an elegant, warm atmosphere. Its adjoining foyer extends the experience into a lounge-inspired coworking space, featuring bookshelves, velvet finishes, and generous seating, conducive to both work and interaction.
On the upper floors, the floor plates were reworked to achieve a premium positioning while preserving the building’s remarkable heritage features. New horizontal connections enhance the fluidity of circulation.
