STUDIOS was approached by the client to envision a unique, Class A office experience by combining 225 Park Avenue South with 233 Park Avenue South directly to the north.

In 1909, the American Woolen Company hired architect Robert Henderson Robertson to design its new headquarters at 225 Park Avenue South. Located just north of Union Square, the building includes terracotta ornamentation over a limestone base with fine copper work and a tiled mansard roof.

When time came to renovate the building a century after it was built, STUDIOS was tasked with designing the entry arch and lobby to create a new arrival sequence fitting the elegant historic building and its surrounding neighborhood. An interconnecting stair will be inserted in the courtyard space between the two buildings, joining the two and effectively doubling the floor area at each level, while adding up to 5,300 sf of usable area. The stair addition enlarges the 13th floor, where a sky lobby will greet arriving guests with a series of unique meeting spaces and views to the new 2,000-square-foot planted roof terrace.

“You will be blown away. It will be the next it building - exciting and high profile”
