Working with Spear Street Capital, STUDIOS reinvented 635-641 Avenue of Americas, a building steeped in a century of stories, now a tapestry of past and present.

Originating in 1870 as the iconic Simpson and Crawford department store, turned into a commercial office building, was again transformed by the STUDIOS team reflecting the evolving urban landscape of 6th Avenue.

The lobby incorporates a warmer and inviting palette while the historic fluted storefronts are echoed in the delicate curves that adorn the reception desk. The Iconic lighting fixtures suspended at the heart of the lobby took inspiration from opera chandeliers spanning the globe, drawn from the starburst design of the Metropolitan Opera, the light takes geometry of the fixture and extrudes it, creating an illuminating play of form and light. The lobby design eloquently bridges eras, forging a connection between heritage and modernity.

STUDIOS transformed existing terraces on the 8th and 9th floors into lush garden spaces with ample seating to support outdoor meetings, a midday coffee break, or host events. The shared building amenity on the 9th floor underwent strategic renovations to transform a former bocce court into a lush wildflower planter as well as new built-in benches and furniture to support increased usability. The 8th floor terrace, directly accessed from a tenant suite, is a newly activated east-facing terrace with lush gardens shaping small and large enclaves of plannable area. Work on the 8th floor also included recladding of this early 2000’s addition with sleek metal that shimmers in the light. Each terrace offers idyllic views of the Manhattan skyline.
