The remarkable transformation of ARVA Apartments: a once auto-centric site is now evolving into a vibrant neighborhood hub that beautifully blends modern design and community-focused amenities. Located on the edge of Arlington, Virginia’s Lyon Park neighborhood along Arlington Boulevard, the site housed a modern motor hotel adorned with various captivating brands showcased on its iconic triangular highway sign.
The redevelopment of the site will witness the conversion of roads and parking lots into a dynamic bike trail, dog-run, and 10,000-square-foot public park. Vehicular circulation will be ingeniously directed under the building, leading to a protected drop-off and arrival court off Pershing Drive. The new design for 251 residential units focuses density along Arlington Boulevard to take advantage of dramatic views of the DC monument core over Arlington National Cemetery on the upper floors and terraces. Once complete, the building will also include 3,000 square feet of retail space and two stories of below-grade parking.
ARVA Apartments pays homage to its mid-century modern architectural heritage through its horizontal layered design and a refined, sophisticated color palette. Drawing inspiration from the landmark blade sign that once graced the corner of Pershing Drive and Arlington Boulevard, the new ARVA sign and double-height lobby expression serve as celebratory elements. Additionally, the historic sign has influenced the triangular façade and balcony bays along the main street frontages, adding architectural continuity.
The building’s layers gracefully step down toward the surrounding neighborhood, creating a harmonious integration with the existing urban fabric. By successfully marrying history, functionality, and aesthetic appeal, the design of ARVA Apartments promises to be an exceptional addition to the Lyon Park neighborhood. It will seamlessly blend with its surroundings while providing a contemporary and inviting living experience for its residents.
