Aubrey at the Highlands, a new feature building on the Rosslyn skyline, is transforming this traditionally corporate downtown area into a truly mixed-use community. The striking residential building marries distinctive sculptural design with unmatched amenities, providing residents with unimpeded views, ample outdoor space, and a strong connection to the burgeoning community. STUDIOS worked with Penzance to leverage the site’s complexity—and the neighborhood’s unique, evolving identity—to create a vibrant new hub of activity.
Located at the transitional edge of downtown Rosslyn where the scale of buildings shift, Aubrey at The Highlands is part of a large master-planned development which includes a new high school campus, public park, fire station, and two additional high-rise buildings.
Initially envisioned as an office building with integrated hotel, market factors caused the program to shift to a multi-family residential use. STUDIOS’ multifaceted expertise and nimbleness allowed the development team to quickly transition and rethink the building’s concept with this new use in mind.
This 23 story, 400,000 SF building accommodates 331 residential units with ground level retail and world-class amenity spaces. Because of the site’s location at the edge of downtown Rosslyn and its adjacent park and school uses, the building will enjoy tremendous views and visibility to and from the surrounding area for the foreseeable future.
