STUDIOS was selected by JBG Smith to re-imagine the design for a prominent downtown office building. We identified several challenges a traditional solution would face on the site, primarily oversized floor plates compared to what tenants desired in the market and a challenging site abutting adjacent buildings on two sides. To overcome these challenges, STUDIOS developed a new design which better responds to potential tenants’ needs while delivering a refreshed design aesthetic.
Our proposed solution creates three unique identities for the 11-story building — a four-story podium with two seven-story towers on top. The towers are linked by a terrace and two bridges, one of which changes in volume as it rises. This design will allow for multiple leasing options, including single-tenant floors and shared floors. The podium also creates an opportunity for retail tenants, common tenant amenities, or for a single tenant to occupy or manage all four stories and create an immersive or branded experience.
